About Lisa

Lisa completed both her Bachelor of Commerce and Conveyancing Law and Practice through Macquarie University.

She holds the relevant qualifications as a Licensed Conveyancer as well as a qualified trainer and assessor, and is a member of the Australian Institute of Conveyancers.

Lisa is passionate about her work as a conveyancer and is committed to providing a highly professional service to her clients. Her flexible approach, attention to detail and excellent service have been the key to managing a successful conveyancing practice.

It sets out all of the details of the property being sold, as well as the terms of the sale and any special conditions that are applicable to the exchange. We are experienced in working with first-home buyers to help them navigate the purchasing process and ensure that all legal requirements are met.

When meeting with clients for the first time, people usually ask me these two questions which are:

1. What does the process involve? and
2. What do the conveyancer’s professional fees cover?

To answer those questions, here is an overview of our professional services provided for the purchasing process.

Before Signing the Contract

At De Bono Conveyancing you will be supported in this important stage of the purchasing process to make sure that:

  • The Contract is both valid and complies with NSW legislation;
  • Advise and explain to you the terms and conditions of the contract;
  • Advise you of your statutory entitlement to a cooling off period;
  • Discuss and recommend any necessary strata or pest and building inspections (if required); and
  • Negotiate any necessary changes to the contract with the vendor’s legal representative.

Exchange of Contracts

Once you’ve made the ultimate decision to proceed with the purchase, De Bono Conveyancing will attend to the following processes to support you with the exchange process:

  • Carry out a Verification of Identity for each purchaser entering into the contract for sale;
  • For purchasers who wish to waive their right to a cooling off period, provide you with a section 66W Certificate; and
  • Provide you with advice on the deposit payable pursuant to the terms of the Contract.

Please be aware, that once Contracts become unconditional on the parties, you will be bound by the lawful terms and conditions set out in the Contract for Sale.

Post Exchange Procedures

De Bono Conveyancing will then carry out the following processes:

  • Support the buyer with their application for title insurance and obtain statutory searches required for settlement calculations
  • Prepare documentation for the stamp duty assessment
  • Arrange stamping of the Transfer and Contract
  • Serve the vendor with Requisitions on Title; and
  • Ensure that the vendor has provided us with the Capital Gains Withholding Clearance Certificate and Land Tax Clearance Certificate.

Settlement & Post Settlement

Once we are satisfied that the post exchange procedures have been attended to, we will then be in a position to start preparing for the settlement and completion of your purchase. We will continue to keep you fully appraised and updated of how your matter is progressing.

We will attend to:

  • Calculate the settlement figures;
  • Book settlement with the vendor and your mortgagee; and
  • During the settlement process we will forward payments adjusted on settlement to the local council, water authority and strata on your behalf; and
  • Advise you once settlement has occurred

Drafting the Contract for Sale

When it comes to selling your residential property, you will need a complete and valid Contract for Sale before your sales agent can advertise your property on the market.

In the initial stages we will attend to the following:

  • Consult with our vendor client to discuss the sale of the property and obtain all necessary property details for the sales contract;
  • Arrange the Verification of Identity of each vendor on title
  • Draft Contract for Sale and Purchase of Land;
  • Draft any special conditions to the contract as instructed by the vendor;
  • Order all prescribed documents to be annexed to the sales contract; and
  • Liaise with the vendor’s sales agent to ensure the contract is delivered to the agent so your property can be listed on the property market.

Exchange of Contracts

The exchange process requires the vendor and purchaser to sign identical copies of the Contract. When it’s time to exchange the contract, DeBono Conveyancing will be ready to support our clients through this process to ensure everything is executed correctly.

Post Exchange & Settlement

Your conveyancer will ensure the following processes are properly attended to:

  • Draft and serve the replies to requisitions on title;
  • Apply for the Foreign Residential Capital Gains Clearance Certificate for each vendor on title for service on the Purchaser’s representative (where required);
  • Order Land Tax Clearance Certificate (section 47 certificate) to be served on the Purchaser’s representative;
  • Liaise with the mortgagee to ensure your mortgage will be ready for discharge on settlement;
  • Review the draft settlement figures to ensure they are correctly calculated;
  • Book and attend settlement; and
  • Provide the sales agent with an authority to release the deposit held in their trust account to the vendor.
